Town of Scituate / Zoning AG EN D A TOWN OF SCITUATE ZONING BOARD OF REVIEW Of Hearing on Applications for Special Use Permits, Variances and Appeals under the Zoning Ordinance: Notice is hereby given that the Zoning Board of Review will be in session at the Scituate High School Auditorium, 94 Trimtown Road, N. Scituate on Tuesday, August 1, 2017 at 7:00 pm when all persons interested will be heard for or against the granting of the following applications for Special Use Permits, Variances and Appeals under the Zoning Ordinance. Case #1200, Paramount Development Group. Location of premises 1 Main Street (Hope), Assessors Plat 3-Lot 8; Plat 5-Lots 1, 114, 117; M (Manufacturing) VO (Village Overlay) under the Zoning Ordinance. Request pursuant to Article I of the Town of Scituate Zoning Ordinance for consideration of requested dimensional variances and a special use permit related to the Hope Mill Development Project. The Scituate Zoning Board of Review will consider the following dimensional variances: A)Article III, Section 3 (5): Dimensional variance to have less than the required lot size and to exceed the allowed density. B) Article III Section 3 (5): Dimensional variance to have less than the required lot width. C) Article III Section 1: Dimensional variance to have less than the required front setback. D) Article III Section 1: Dimensional variance to exceed the maximum building height. E) Article III Section 3 (10) (a): Dimensional variance to have less than the required number of parking spaces. F) Article III Section 3 (10) (b): Dimensional variance to have less than the required parking setback. G) Article IV Section 7: Dimensional variance to have a sewerage disposal system with less than the required setback from a water body. Additionally, the Scituate Zoning Board of Review will consider the following special use permit: H) Article II, Section 2.3: The applicant is requesting a Special Use Permit to have a 193-unit multi-family residential development on a property consisting of approximately 32.22 acres. Availability of Information The Plans and accompanying documents for this Proposal are available for the public to review during normal business hours Monday-Friday (8:30 AM to 4 PM) at the Scituate Town Planning, 195 Danielson Pike, Town Hall Scituate, RI. All persons interested in the above are requested to be present at the time and place to be heard thereon. Facilities are accessible to handicapped persons.
