Review: Only 12 vacant commercial properties 
are available

Friendly’s building expected 
to sell quickly

NORTH PROVIDENCE – The town’s booming commercial growth is evident to the naked eye along all of its main routes, but a review of trade name certificates and vacant properties this week shows just how far the town has come.

The total number of vacant storefront spaces left along the town’s five biggest roads stands at 12, said Mayor Charles Lombardi, according to a review done by Building Inspector Mike Carnevale at the request of The North Providence Breeze. The numbers do not count vacant lots without buildings.

According to separate analysis done this week by Lisa Resende, executive secretary to Lombardi, there have been 37 new trade name certificates issued so far in 2019, bringing the total across town to 448. Last year there were 41 certificates issued for the entire calendar year.

The numbers a few years ago were down in the area of 15 or 16 new trade name certificates, said the mayor.

The 37 certificates don’t include any issued for new home-based offices. With those included, the number would likely exceed 50 for 2019, said the mayor.

The review by Lombardi and Carnevale covered all the town’s largest main roads with commercial districts, including Mineral Spring Avenue, Charles Street, Douglas Avenue, Smith Street and Woonasquatucket Avenue.

The analysis counted properties that officials know will soon be filled as vacant, said Lombardi. That includes the former Andor’s Furniture on Mineral Spring Avenue, which is expected to soon contain a frame store, and the center vacant spot in the three-tenant commercial plaza across from Shaw’s Market, which is expected to house a restaurant.

“We know there are people looking at a few of these properties, so they’re not filled right now but they will be,” he said. “It’s pretty good right now.”

The state’s last Friendly’s Restaurant, a mainstay at 1883 Mineral Spring Ave. for many years, closed for good this week, but Lombardi said he expects the building to sell quickly with two abutting business owners “very active” and interested.

“I’m not really concerned; it’s going to go,” he said.

A notice in the door of Friendly’s Monday apologized to customers for the disappointment caused by the closing. It invited patrons to visit nearby locations on Route 1 in Attleboro, Mass., and on Route 6 in Swansea, Mass.

“Please be assured that we are in the process of placing as many team members as possible in other locations and are providing short-term financial assistance, in lieu of notice, for the few who desire to find new opportunities in the area,” states the notice.

Lombardi guesses there were about 30 to 35 storefront vacancies in town at any given time two or three years ago.

“We always do the best we can to address and fill them, and it’s working,” he said. “There’s not much left, not much.”

The mayor this week was preparing a letter to Starbucks to see if that coffee chain would be interested in putting a store in North Providence.
